Tell me what you want. I go hunting.

Looking to Buy?

Give me your criteria and when the right mobile home park crosses my desk, on the market or before it gets there, you hear about it first. Takes about a minute. I answer my own phone.

How the buyer list works

When an owner calls me about selling, the first people I think of are the buyers already in my book. If your criteria fit, you hear about the deal before it goes to a public listing, and sometimes instead of one. I match on what you tell me here: asset type, size in lots, price range, county, whether you are in a 1031 exchange, and how you plan to pay.

What kind of deals I bring

Most of the parks I sell are older Florida communities, often with park-owned homes, from about 20 to 150 lots. Many have been owned by one family for decades, and a good share never hit a public listing site. Expect honest numbers: real collected rent, current Florida insurance, and the tax bill after a sale, not the seller's old one. If a deal only works on a pro forma, I will tell you so.

What I ask of buyers

Be straight about your money and your timeline. A buyer who can show proof of funds or a lender conversation gets the first call. Tell me when your criteria change, and tell me no fast when a deal is not for you. That is how you stay at the top of the list.
