Who you'd be dealing with.

Chris Minchin

A lot of the park owners who call me aren't in a hurry. They've had the park a long time, it's done right by them, and they're starting to wonder whether it's still worth the trouble. The residents, the roads and the septic, the insurance bill that keeps climbing. I've sat at a lot of kitchen tables having that conversation, and I'd rather have it honestly than quickly.

I started selling income property in 2013 at Marcus & Millichap and went independent in 2018. The Mobile Home Park King is the brokerage I built for parks, under its own Florida license, because a park isn't an apartment building with wheels. Who owns the homes drives the value, the financing works differently, and an owner deserves a broker who prices that instead of guessing at it. The apartment side of my work lives at The Apartment King.

Here's how I work. I answer my own phone. I know the numbers on your park before we ever talk. I price it the way a buyer's bank will, not to win your signature, because a number that falls apart at the appraisal only costs you time. And when a deal gets hard, in due diligence or financing, I'm the one handling it.

Not every conversation ends in a sale, and that's fine. Plenty of owners learn their number, decide the park is doing what they want, and keep it. Some refinance instead. I'd rather be the one you call when the day comes than the one who pushed too early.

It should be that easy to check out the person you're trusting with your park.

Why these sites read the way they do

Everything here under my name comes from real deals, county records and real numbers, and my license number is on every post because the state holds me to what I say about real estate. That goes for this blog and the apartment blog. If you read something and disagree, call me. That's what the phone number is for.

Weighing me against a national brokerage? I wrote the honest comparison, including the parts where they win.

Start where most park owners start: what is your park worth?
