Why my number holds up

Most online values are a guess. Buyers don't pay guesses.

A park buyer's lender underwrites your park line by line: the taxes after the sale, the insurance a new owner will pay, the cap rate the loan allows. If your number doesn't survive that, it isn't your number.

How I value it

Underwritten the way a buyer's lender will.

Lot rent, less vacancy. Taxes reassessed at the sale price, insurance a new owner pays, a manager, and the admin and turnover a park really runs. Net income at a cap rate set by your submarket and today's lending rates, checked against what parks near you actually sold for.

  1. Measured by the lot. The way park buyers buy.
  2. Park-owned homes and utilities. Priced on their own.
  3. Every line shown. So a buyer can't take it apart.

Final. Closed, recorded, filed with the county.

I opened the park desk in 2026 and I have sold two parks. I am putting that first because you would find out anyway. What I have done for thirteen years is sell Florida income property to the same buyers, through the same lenders, to the same closing table. Below are apartment buildings, labeled so there is no confusion about what is what.

Chris Minchin, The Mobile Home Park King
About me

One guy. One phone.

I'm Chris Minchin. I started selling investment real estate in 2013 at Marcus & Millichap, opened The Apartment King in 2018, and opened The Mobile Home Park King in 2026 because the buyers on my list kept calling asking for parks. Thirteen years and a Florida broker's license in my own name.

When you call 321-275-KING it rings in my pocket, not at a call center. The person who priced your park is the person who sells it.

Questions park owners ask me.

What if something you know about my park is wrong?

Tell me. Every fact I show you can be corrected, and a better fact usually means a better number. That's how I push your value.

Does it cost anything, and what's the catch?

It costs you nothing, and the catch is this: I am a broker, and I built this because owners who get a number from me sometimes hire me later. Not usually, and not soon, most people who run it are years away or never selling. That is a trade I am happy with. You get a number, I get to be the person you thought of. Nothing is charged, nothing is signed, and you are not on a call list.

What happens to my information?

It stays with me. I do not sell it, trade it, or hand it to a lead vendor, and running the valuator sends you nothing unless you ask me to email you your valuation. If you do, I send a few short notes about your file and a value update each quarter, and every one has a one-click link that stops them all. If you ask me to delete you, I delete you the same day. The privacy policy is the long version.

Is this an appraisal?

No. Under section 475.612(3), Florida Statutes, a licensed real estate broker may prepare a comparative market analysis or opinion of value, and in no event may it be referred to or construed as an appraisal. If you need an appraisal, that is a state-certified appraiser and a separate engagement. I will tell you who I would call.
